2Purpose of the site
The website novvek.bg presents the company's business as a real estate agency: listings for the sale and rental of properties, presentation of new construction projects, property management services, useful information (blog) and contact and enquiry forms.
3Real estate brokerage services
The company acts as an intermediary in the sale and purchase and the rental of real estate. The specific rights and obligations between the company and the client (including the amount of the fee/commission) are governed by a separate brokerage agreement concluded in writing. The listings and property descriptions published on the site are for information purposes and do not constitute a binding offer within the meaning of the Obligations and Contracts Act.
The company makes every effort to ensure that the information in the listings (prices, areas, features, availability) is accurate and up to date, but it is also based on data provided by the property owners and is subject to change and to confirmation at a viewing. The prices shown do not include the taxes, fees and transfer costs payable by the buyer, unless expressly stated otherwise.
4Information on mortgage financing
“NOV VEK Real Estate” EOOD is a real estate agency. The company is not a credit institution and is not a credit intermediary within the meaning of the Consumer Real Estate Credit Act (ZKNIP) and is not entered in the register of credit intermediaries kept by the Bulgarian National Bank.
The site content relating to mortgage loans (including the mortgage calculator) is of a general informational nature. It does not constitute an offer or comparison of credit agreements, advice within the meaning of ZKNIP, or financial or legal consultation. The company does not negotiate loan terms on behalf of consumers or lenders and does not conclude credit agreements.
All terms of mortgage loans (interest rate, annual percentage rate of charge, term, security, fees) are determined solely by the relevant bank or a registered credit intermediary after an individual assessment of creditworthiness. The results of the mortgage calculator are indicative and do not constitute an offer. The decision to apply for a loan and the choice of lender are entirely the client's.
5Use of the site
The user undertakes to use the site in good faith and for its intended purpose – not to submit false data in the contact forms, not to carry out actions that impair the operation of the site, and not to use automated means for bulk extraction of content.
Sending an enquiry through a form on the site does not create contractual relations and does not oblige the company to provide a service. We will contact you using the details you provide regarding your specific enquiry.

9Complaints, disputes and supervisory authorities
If you have a complaint, contact us at office@novvek.bg – we will make every effort to resolve the matter in good faith and within a reasonable time.
The supervisory authority for consumer protection is the Commission for Consumer Protection (KZP): Sofia 1000, 1 Vrabcha St., floors 3, 4 and 5, tel. 0700 111 22, kzp.bg. In a dispute that cannot be resolved by mutual agreement, the consumer may turn to the bodies for alternative dispute resolution – the general conciliation committees at the KZP – as well as to the competent Bulgarian court.
10Changes and applicable law
The company may update these Terms and Conditions, with the current version published on this page together with the date of the last change. Matters not covered are governed by the Bulgarian legislation in force.
